In the Kingdom of Saudi Arabia, traditional handwritten or paper tenancy agreements are legally obsolete. All residential rental contracts must be officially drafted by an accredited real estate broker and electronically authenticated through the Ejar platform. Having an active, authenticated Ejar contract is mandatory to register your Saudi National Address, apply for permanent family residence visas (Istiqdam), or sponsor family visit visas.

Step-by-Step: How to Review and Accept Your Lease on Ejar

  1. Once your landlord or real estate broker submits the draft contract, you will receive an SMS alert containing a verification link.
  2. Visit the official portal: Ejar.sa.
  3. Click on Login (تسجيل الدخول) and choose Individuals (أفراد).
  4. Authenticate your identity using your National Single Sign-On (Nafath) app.
  5. From the user dashboard, navigate to Rental Contracts (عقود الإيجار).
  6. Locate the contract marked as Pending Tenant Approval (بانتظار موافقة المستأجر).
  7. Click View Contract Details to examine:
    • Annual rental amount and payment frequency (Monthly, Quarterly, Semi-Annual, or Annual).
    • Security deposit terms and municipal billing responsibilities (electricity meter numbers).
    • Contract start and expiration dates.
  8. If all terms match your verbal agreement, click Accept Contract (الموافقة على العقد).
  9. Confirm the OTP verification sent to your mobile. The contract status immediately updates to Active (ساري), and an official bilingual PDF with executive deed status becomes available for download.

Important Tenant Protection Rules

  • Digital Rent Payments: Under updated regulations, all residential rental payments must be executed digitally through the Ejar platform via Mada or Sadad (Biller Code 153). Cash payments to landlords are legally discouraged and cannot serve as verified proof of payment in municipal disputes.
  • Approval Timeframe: The tenant must approve the pending contract within 7 calendar days on Ejar; otherwise, the draft automatically lapses.
